1. WATER STAINS ON CEILINGS OR WALLS
Brown or yellow water stains are almost always a sign of active or past roof leaks. Even if the stain feels dry, the water source above it may still be active. Don't assume the problem fixed itself — water takes the path of least resistance and can travel considerable distances from the entry point.
2. MISSING, CRACKED, OR SLIPPED TILES
Tiles that are broken, cracked, or out of position expose the sarking and timber beneath to weather. A few damaged tiles are an easy, low-cost repair — but left unattended, water ingress will cause rot in the battens and rafters.
3. SAGGING ROOF AREAS
A roofline that dips or sags in the middle of a span is a structural warning sign. It usually indicates rotted rafters, failed purlins, or water-saturated insulation adding excess weight. This requires urgent inspection.
4. GRANULES IN THE GUTTERS (FOR COLORBOND OR METAL ROOFS)
If you're finding grit or granules in your gutters and you have a metal roof with factory coating, the coating may be breaking down. This accelerates corrosion and UV penetration.

6. DAYLIGHT VISIBLE FROM THE ROOF CAVITY
